And super excited to talk to you about this subject because I think it is the most important subject to having a successful experience, is picking the right tenant.

Any Time You Pick The Wrong Tenant, You Deal With Slow-paying Tenants They Tear Up Your House.

So, getting this right on the front end is so terribly important. And that’s why I think this question’s a great question to answer because I think it’s important to let the professionals pick the tenant and not have you try to pick the tenant through us.

So, we’ve set up some objective criteria whereby we want to look and see if that tenant has the ability to pay.

And, you know, for all intents and purposes, we have done this over, and over, and over again.

And We’re Professionals.

That’s what we do. We pick the tenant. So let me tell you three reasons why you would want us to pick the tenant.

The First One Is The Fair Housing Laws. (Can I Pick The Tenant That Goes Into My Denver Rental Home?)

Keep in mind, we have to abide by federal fair housing laws, and it’s very, very, very important that we use an objective metric to measure each tenant’s application.

So, fair housing laws, you don’t want to get into trouble with fair housing.

That is not something that any of us want to, obviously, we don’t want to be a part of not choosing somebody based on something, you know, based on, you know, like their religion or whatever.

But you don’t even wanna get into a situation where you’re accidentally doing that. And so, federal fair housing laws would be number one.

Number Two Is, Again, It’s The Key To A Successful Experience. (Can I Pick The Tenant That Goes Into My Denver Rental Home?)

Picking the right tenant is so, so, so important. Wouldn’t you want somebody who has picked tenant, after tenant, after tenant helping you pick the right tenant? It just makes a lot of sense. I mean, this is what we do for a living.

And The Last Thing Is, We’ve All Seen And Heard Stories Of The Horrible Tenant.

You know, my mom has a great story of…well it wasn’t great at the time, but I’ve used it a bunch.

And she did not underwrite an application. And she’s always had a rental house as I was growing up.

And She Rented To An Attorney And An Airline Stewardess,

This was the house I kind of grew up in. And she rented to an attorney and an airline stewardess, and they basically moved in and never paid.

In fact, the check they used to move in bounce. My mom always said she had a great gut feeling for people.

She Had A Great Feeling About These People

And certainly, on the surface, they looked like they could certainly afford the house.

So, they moved in and never paid. So, she had to hire her son, the property manager, to evict that tenant.

It was just really, really, really long because the guy really was an attorney.

And It Was A Really, Really Long Move Out Process.

I think it took almost six months because he was a kind of knew how to maneuver through all the red tape.

The point being, it is so, so important that you let us pick the tenant. You don’t want to get into that.
