Should You Hire A Nashville Property Manager?

Hey. This is Spencer Sutton with gkhouses and today, I’m going to answer the question, “Should you hire a Nashville property manager?”

So, a really good question.

I’ve got some notes here I’m going to go over with you, just that I typed out as I was thinking about this question because it is one that we get quite a bit.

It’s just kind of, like, there’s this thought of, “Well, should I do it myself, or should I hire a property manager?”

Can I Do It By Myself?

And anybody who’s thinking about renting their house is probably asked this question like, “Can I do it by myself?”

So certainly, there are instances when people become landlords, and they can do it by themselves.

And then there are also instances where it makes sense to hire a professional.

So, I’m Going To Go Down A List Of Some Things, At Least Five Things Or Five Reasons, Why You Should Hire A Nashville Property Manager.

So here we go.

Number One Is You Should Hire A Nashville Property Manager If You Live Out Of Town.

So if you live out of town from your rental property, I would say it’s important to have a property manager, and mainly because there could be things that come up.

And if you live, let’s say you live in California, your rental property is in Nashville, there could be an instance where you needed to be at the house, or visit the house.

Maybe where a tenant wanted to meet with you and talk to you about something that they didn’t feel comfortable talking about it over the phone.

So This Happens To Us!

We get a lot of people who will actually come to the office and say, “Hey, I’d like to talk to you.”

If you live out of town, it’s going to be much more difficult to have that type of interaction, to be able to be ready to be there and take care of some issues if something arises.

Inspect The Work!

Maybe you have some work done at the house and you want to inspect that work, you want to make sure it was done the right way.

Well, if you’re not here, then it’s going to be really tough for you to do that.

So I would say, if you live out of town, then it’s probably going to be important for you to have a Nashville property manager.

Point Number Two, You Should Hire A Nashville Property Manager If You Don’t Have A Really Firm Grasp On Landlord-tenant Law.

So there’s nothing that can get you in trouble quicker than breaking landlord-tenant law, and we just want to make sure that for you that you don’t do that.

We actually have owners that call us all the time and ask us questions about screening criteria, and they ask things.

You know, they just make assumptions about what we can and can’t do, or what we will and won’t do when we’re screening for potential tenants, or how we handle a specific situation.

And, You Know, We Keep Up With Landlord-tenant Law.

We want to make sure that we are absolutely doing everything in accordance with that law so that nothing comes back, nothing gets us in trouble, gets you in trouble.

If you’re questionable on landlord-tenant law, and you’re not keeping up with it as regularly as you should, or you don’t plan on it.

Good Idea To Hire!

Then I would say it’s probably a good idea to hire a Nashville property manager just for that instance.

I mean, it could end up saving you thousands upon thousands of dollars. It really just depends.

So that would be a second reason why you should hire a Nashville property manager.

Reason Number Three You Should Hire A Nashville Property Manager Is If You Have Difficulty Engaging In Really Tough Conversations.

So this is just the way that it is.

When you become a landlord or if you’re a property manager, you’re having tough conversations with tenants.

Now, I am not saying that every tenant is difficult because they’re not.

But there are going to be situations or instances where you probably disagree with each other.

Now, it could be on a repair that the tenant wants that you don’t think is necessary.

Tenant Moves Out And You Walk Back!

That’s going to be a tough conversation.

It could be when a tenant moves out and you walk back through the property and you say, “Well, this is going to come out of your security deposit.”

That may be a tough conversation because they don’t agree with you.

Tough Conversations Are Going!

I mean, there’s always, like, different situations that can come about where those tough conversations are going to be had, like, you have to have them.

And so I would say if you have trouble, just being very, very frank with people and having tough conversations, then you probably need to hire a Nashville property manager.

That doesn’t really mean that every property manager, like, doesn’t have a soft heart or can’t empathize with people, because absolutely we can.

Property Manager’s Perspective

But from a property manager’s perspective, like, you are our client, and so we are looking out for your best interest and at the same time, the tenant is also a client of ours.

And so we want to make sure that you’ve taken care of and that we’re able to have those hard conversations on your behalf and also be fair to the tenant.

So that would be the third reason why you might need to hire a Nashville property manager.

The Fourth Reason That You Should Hire A Nashville Property Manager Is If You Don’t Want To Be The Main Contact For Tenants.

So if you don’t want to be contacted, texted, called, bothered with all kinds of requests, especially during the initial, like, marketing and showing phase, you know, you could set appointments, and they could take you hours upon hours to get through all the applicants, to take care of all that.

But then even after you find a good tenant and you sign them up, they’re still going to be contacting you, contacting you.

Managed My Own Properties!

I remember when I first bought rental properties, I managed my own properties for probably the first two years until I realized, like, this is not what I want to do.

I specifically remember a call I received in the middle of the night about an air conditioner that had had some issues.

And I did not really want to receive that call in the middle of the night.

I Didn’t Answer It.

I just went over and put my phone on silent. So II went back to sleep.

Well, as you can imagine, that was not a happy tenant by the time I got around to it.

So this was probably, you know, 12 years ago. And by the time I got around to it, they were extremely perturbed.

But, ultimately, it was my responsibility, like, I was the main contact. They were calling me.

And it wasn’t long after that that I hired gkhouses to manage my rental houses.

This Is Before I Started Working Here With gkhouses.

So if you don’t want to be the main contact, if you don’t want to be the person that gets the text or the phone calls all the time, then you probably need to hire a Nashville property manager.

And then the last reason why you should hire a Nashville property manager is if you really want objective and frank feedback on your rental house, on your tenant, on any kind of situation that you come across, because that’s what we do as experts in the market, as a company.

And so, we’re going to give you very honest and transparent feedback about different situations about what you can expect.

You know, when somebody comes to us and asks us, they’re trying to determine should they hire a property manager, a Nashville property manager or not.

And they’re asking us, “You know, how long is it going to take you to rent my house?”

I Want To Be Very, Very Honest And Open About That.

So some of the things that I’m going to talk to them about are the condition of the property.

The time of year that it is, and then really what they’re asking like the market rate.  I want to be very objective about that.

You’re Going To Be More Subjective!

And I can do that because it’s not my house.  If it’s your house, then you’re going to be more subjective, right?

So especially if it’s a house you’ve lived in and you think, “Well, you know, I love this house,” and so you believe everybody should love it the way you do.

And that’s just not going to be the case. So we can be very objective and tell you, “You need to do this.

You Need To Do This If You Want To Rent The House Quicker, Or For More Money.”

And so I would say if you’re looking for that type of objective advice and expert opinion, then you must definitely want to hire a Nashville property manager.
