So we look at a couple different areas.

The First One On How Do You Screen A Potential Tenant Chattanooga Is We Look At Credit:

Credit’s gonna be your number one indicator for whether or not a tenant’s going to pay rent on time and if they’ve paid their previous bills on time.

You know, it should be fairly obvious that, you know, the lower the credit score, the less likely, or the more likely you are to have a potentially bad tenant.

Now, there are some exceptions.

Life happens to people sometimes and they have a low credit score for whatever reason.

And, obviously, you don’t wanna accept something that’s too low. We don’t either.

But you know, generally speaking, lower credit score, higher risk; higher credit score, lower risk.

Second One On How Do You Screen A Potential Tenant Chattanooga Is We Check Criminal History:

So no. A prospect cannot have a violent felony under any timeline. Yeah, we’ll check for those kind of things.

You wanna check to see if the tenant is gonna pose a danger to the home or to the community at large.

So that’s one thing we’re looking for.

We also check for a good history of on-time payment. You’ll be able to see that in the credit report.

And  The Last Thing On How Do You Screen A Potential Tenant Chattanooga Is We Check Is To Make Sure That They’re Employed.

They’ve got to make three times monthly rent in gross income.

Sometimes people come to us, prospects that, you know, say, “Can I use my income from my former job even though I’m moving here?” No, you’ve gotta have a job here.
