We field questions every day about pricing, leasing, tenants, maintenance…you name it! On this page, we have listed some of the most commonly asked questions along with our answers.

What percentage of tenants are not paying rent at the moment?

Currently, due to COVID-19, we have only seen an approximate 5% drop in our normal collection percentage. We communicated early and often with our residents and will continue to throughout this current situation.

Am I better off renting my property in this current market?

We believe that is a good question! It’s difficult for us to give you the answer but if we do know that even in a down real estate market, we rent a lot of houses. If you can afford to hold on to your house and would enjoy collecting rent each month, reach out and we’ll be happy to share the scope of our services.

How long will it take to rent out my property?

Renting your home is a function of the amount of traffic driven to see your home. Simply put, it’s a numbers game!

At gkhouses, we take renting your home serious and harness the power of both digital and guerrilla marketing tactics to get your house noticed, applications filled out, and tenants placed.

We’ve found that it takes a certain number of showings and not a certain amount of time to lease your home. That is why our goal is to drive traffic to your home.

Our current marketing efforts for our rental homes drive approximately 15k to 20k unique visitors to our website each month. This marketing traffic is what produces showings, which produces applications, which produces a well-qualified tenant for your rental property.

Can I rent my property and still keep it listed for sale?

Yes, you can.

The only warning we would give is that if we get a lease signed and the next day you receive an offer, you must sell your home with a tenant!

So this is not something we encourage if you would be upset by that scenario.

What are average property management fees?

We currently have two pricing options you can choose from. A flat fee and a percentage based fee.

The flat fee ranges from $85/mo to $109/mo.

The percentage based is 8%.

Are you still able to do showings?

For the past four years we have used a self showing system which allows prospective tenants to visit your property at their convenience.

In the case that the home is occupied, we will arrange personal showings.

During the current COVID-19 crisis, we are not showing occupied properties.

Are potential tenants still applying for rentals?


Our leasing activity has picked up dramatically starting in early April. We believe this is due to school already being out and people are looking to secure a new place to live earlier than normal.

How much should my home rent for?

Great question!

This is going to depend on condition of the home, location of the home, and comparable rentals in your area.

Where should I buy an investment property?

Can I do my own maintenance?

You can handle your own maintenance.

We also have the ability to handle all of your maintenance. With our in-house team, we take care of you each step of the way.

We also give a 12 month warranty on all of our work!

How long does the whole process take?

If your home is in rent-ready condition, the entire process to get your home on the market can take less than a week.

Can I choose the tenant once gkhouses have done the screening?

We don’t share any of the resident’s application information with our owners. All application approval decsions are made by our team and we strictly follow Fair Housing guidlines.

How much should I budget for maintenance?

It’s difficult to answer that question without knowing the age and size of your rental home.

A common guideline is to expect around 1% of the value of your home in maintenance cost annually.

How much do gkhouses charge for maintenance?

Because we have our own maintenance team working on your home, we charge an hourly rate plus materials.
